The Factors Affecting The Efficiency of The Management of Housing Estate Juristic Person in Hatyai District, Songkhla Province

Abstract

           This survey research aimed to investigate factors influencing the effectiveness of corporate governance, leadership characteristics, ethical governance, and performance management of the corporate committee overseeing public housing projects in Hat Yai District, Songkhla Province. The sample consisted of 385 homeowners allocated through a calculated formula using Cochran's formula with a confidence level of 95% and a margin of error of 5%. Data analysis was conducted using statistical software.
          Research findings revealed that:
          1. Overall, the principles of organizational structure (= 44, SD = 0.46), transformational leadership ( = 4.39, SD = 0.56), ethical leadership (  = 4.41, SD = 0.56), and effectiveness in corporate governance (  = 4.29, SD = 0.58) of the corporate board of the low-cost housing project were at a high level.
           2. Personal considerations, ethical considerations, intellectual stimulation, control, and responsibility positively influenced the effectiveness of corporate governance in the low-cost housing project in Hat Yai District, Songkhla Province. Significant statistical influence was found at the .001 level for value consideration and participation consideration, and at the .01 level for explaining the variance in the effectiveness of corporate governance (R2 = 0.78, p = 004).
