Factors Affecting Land Price Assessment in Amnat Charoen Province

The purposes of this study were 1. to examine the general conditions of land use in Amnat Charoen Province and 2. to analyze factors affecting land prices appraisal in Amnat Charoen Province. This study employed a mixed-methods research design, integrating both quantitative and qualitative approaches. The research instrument was a data analysis form for land transaction prices with registered rights and juristic acts, covering a total of 390 land plots. The sample was derived from statistical data on land transaction prices from registered rights and juristic acts obtained from the Department of Lands, covering the period from January 2019 to December 2023. The collected data were analyzed using descriptive statistics and inferential statistics, specifically multiple regression analysis. In addition, data gathered from relevant documents were analyzed using content analysis. The results indicated that 1) Land use is primarily characterized by large agricultural plots and small residential units in urban areas (50–100 sq. wah). The primary commercial hubs are Amnat Charoen Municipality, followed by Pathum Ratchawongsa and Hua Taphan Municipalities. The highest land prices are concentrated along major highways, specifically Chayangkuun Road and Arunprasert Road and 2) Factors with a statistically significant positive correlation with land prices include plot frontage width, land shape, and street value. Conversely, factors with a negative correlation include plot depth, land elevation relative to the road level and the width of the access road. The proposed model demonstrates strong explanatory and predictive power, accounting for 95.52 percent of the variation in land price assessment in Amnat Charoen Province.
