ABSTRACT
This study is undertaken with three primary objectives: (1) to critically examine the current state of sustainable warehouse rental business management in Samara, Russian Federation; (2) to identify the determinants influencing managerial innovation within the context of sustainable warehouse rental operations in Samara; and (3) to propose innovative management models that foster long-term sustainability in the warehouse rental sector. The research employed a qualitative methodology, underpinned by the theoretical frameworks of the Triple Bottom Line (TBL) and the Resource-Based View (RBV). The study was conducted in Samara, a key industrial and logistics hub in the Russian Federation. The purposively selected sample comprised 20 key informants, including six warehouse rental business operators, ten warehouse tenants, and four domain experts and governmental officials with responsibilities in the warehouse rental sector. Data were collected using semi-structured interviews and analyzed through content analysis with a descriptive-analytical narrative approach.
The key findings are summarized as follows: 1) Regarding Objective 1: The warehouse rental business sector in Samara is undergoing multidimensional structural transformation across economic, social, and environmental domains. These transformations involve technological advancement, modernization of infrastructure, and the reconfiguration of managerial systems to align sustainable development principles as delineated in the TBL framework. 2) Regarding Objective 2: The salient factors contributing to the advancement of managerial innovation include the enhancement of human capital capabilities, deployment of intelligent technology systems, cultivation of strategic customer relationships, and the internalization of Environmental, Social, and Governance (ESG) principles into organizational culture. 3) Regarding Objective 3: The study proposes a conceptual model of “Sustainable Business Ecosystem”, which integrates shared value creation among service providers, tenants, and public-sector stakeholders. This model emphasizes the synergistic utilization of infrastructure, technology, and collaborative networks as strategic enablers for sustaining competitive advantage over the long term.
The theoretical and practical contributions of this study offer critical insights for the formulation and implementation of sustainable management systems in the warehouse rental industry particularly within industrial urban contexts transitioning toward a green economy. The findings can serve as an empirical basis for policymaking and strategic operational planning aimed at embedding sustainability into the core of logistics infrastructure and service models.
